1. Application form: Start by having potential tenants fill out a detailed application form that collects essential information such as their contact details, employment history, income, rental history, and references.
2. Employment and income verification: Verify the applicant's employment by contacting their employer to confirm their position, income, and job stability. Request pay stubs or income documentation to ensure they meet the income requirements set for the rental property. Not only are we verifying this but also cross checking a tenants application with their boss, verifying who their boss is. Most importantly, we are asking if the tenant is on any step of discipline. We do not want to be renting to someone who has already run the risk of loosing their employment.
3. Rental history check: Contact the applicant's previous landlords or property management companies to confirm their rental history, payment punctuality, and any previous issues such as eviction or property damage. We also abide by the 3:1 rule, a renter must make a minimum of 3 X the rent to be considered. There are some, however few, exceptions to this rule.
4. Credit check: Request permission from the applicant to conduct a credit check. This will allow you to assess their financial responsibility, whether they have a history of late payments, outstanding debts, or any financial red flags that may impact their ability to pay rent on time.
